Grand Palms RV Resort is a privately owned RV resort. Management develops and enforces these Terms and Conditions for your general safety and welfare to assure a pleasant seasonal camping environment. These terms take effect May 1, 2024
Definitions as used in these Terms and Conditions:
- “Arrival Date” means the first overnight date that the camper arrives to GP
- “Management” means the owners, officers, Manager, or other agents of the resort
- “Grand Palms” and “GP” means Grand Palms RV Resort
- “RV” means the recreational vehicle (travel trailer, motor home or park model) or camping unit that will be occupying the assigned campsite
- “Resident” and “Site Holder” means the person or persons leasing the site from the Resort and on contract (2max)
- “Resort” and “Property” mean Grand Palms RV Resort or the physical property
- “Seasonal Lease Agreement” and “Seasonal Agreement” and “SLA” mean the lease agreement between Management and the Resident
- “Site” means the physical property that the resident is leasing
- “Ts & Cs” means Terms and Conditions
Management Responsibilities
- Protect your privacy and ensure that your personal information remains confidential
- Enforce the Ts & Cs of Grand Palms and help all residents understand the importance of observing these standards
- Provide secure and comfortable living conditions to all residents at Grand Palms
- Provide timely response with access to Management
- Create a positive experience with Grand Palms employees to ensure assistance to campers where needed
- Be Professional, honest and forthright in all communications with Residents
- Create an environment of respect
- Stay true to our mission “Stay, Relax, and Enjoy”
Residents Responsibilities
- Ensure you and your visitors adhere to Ts & Cs of Grand Palms
- Enjoy and protect Grand Palms RV Resort property
- Provide proof of all vehicles and trailer insurance and all contents and / or buildings on site
- All guests visiting your site must check in at front office with your site number and your names. Park vehicles outside gate
- Provide office with all license plates of your vehicles and trailers for security purposes
- Be cognisant of your neighbours and ensure you are not disrupting them in the spirit of Community
- Keep financial records current to avoid issues
- No gossip. Bring concerns or questions to Management in a private environment instead of spreading information
- Inform Management of issues that arise in the campground that are either a safety concern or news that may negatively impact the community
- Enjoy all that Grand Palms has to offer
1. Personal Liability
- Under no circumstances will Grand Palms RV Resort, its officers, nor employees, be liable for injury to persons; including residents and their guests, invitees, or licensees, or for any loss or property damage due to fire, theft, accident, or Act of God. Please ensure you have all your appropriate insurance, for yourself, your trailer assets and personal property, all motorized vehicles, and for any and all damages such as listed here. Please provide proof of insurance to Management
2. Seasonal Lease Agreement (SLA)
- The Seasonal Agreement allows on-site residency from the Friday of May Long Weekend at noon until the Monday of Thanksgiving Weekend at noon (weather permitting). The Seasonal Agreement is renewable every year. GST, Municipal or similar taxes will be calculated separately and added to the Seasonal rate as noted on the Annual Seasonal Site Holder Agreement
- Each site holder who is approved by GP to have their seasonal lease agreement renewed for the following year will be asked to provide $1000 as a non-refundable deposit by September 30 of the current year to be applied towards rent for the next season, with the balance due on May 1 of the following year. For example, a site holder pays $1000 deposit on Sept 30, 2023 which would be applied towards their 2024 seasonal rent, and the balance would be due on May 1, 2024. In the case that the site holder rents the site after September 30 but before May 1, they will be asked to provide $1000 when they register for their site. If rented after May 1, the full seasonal amount will be due at the time of registration
- Grand Palms reserves the right to increase the deposits and seasonal lease rates after each season to compensate for increased cost of insurance, taxes, salaries, contracted services, utility rate increase, etc
- There is a $40 charge for NSF cheques. A daily late fee of $25 will be applied for unpaid fees by May 1 of the current year
- CC payments for the seasonal site are subject to an additional 3% finance charge, online bank payments are subject to .08% bank charge when using Firefly to reserve
- Each site includes hydro at 30 amps (available for 50 amp upgrade), a 500 or 750 gallon septic tank, water hook up, a government approved fire pit and picnic table
- If the site holder wishes to have these following items or service upgrades to their site (or others as more become available), additional costs (plus GST) will be charged to the site holder if approved as follows:

- Each site has a septic tank included. Site holder is responsible to have it pumped out when needed by

- Satellite Dishes must be within the site lines at all times. They must be mounted on a post or on your RV. Mounting on trees is not allowed
- GP kindly asks site holder to turn off all unneeded hydro draining appliances when the site is not in use. IE: outside lights and air conditioner
- The site holder is not allowed to bring outside firewood into the resort
3. Termination of Seasonal Lease Agreement (SLA)
- If a site is 30 days in arrears, GP will terminate the SLA. The site holder has the next 30 days to remove all their belongings. After 30 days, if the site holder has not removed contents, GP reserves the right to remove RV and all other belongings from the site to make site available to another camper. Site holder will receive an invoice for this move. At this time, GP reserves the right to sell and/or dispose of all belongings
- Noncompliance to Ts and Cs gives Management the right to terminate a Seasonal Agreement. GP operates on a 3-strike rule. If GP gets a complaint and there is an incident, the first warning is issued. Another complaint or incident constitutes a second warning. A third incident will terminate the SLA. The 3-strike rule is in effect regarding noise violations, nuisance complaints (if a camper is creating issues with other campers which is causing a rift in the community), septic tank not pumped properly, disorderly conduct, or cutting live trees down. At termination of SLA, GP will request for the removal of all contents from site within 30 days of termination. After 30 days, GP reserves the right to sell and/or dispose of all belongings
4. Refunds
- If GP has terminated a Seasonal Lease Agreement for any reason, there will be no refunded money with the exception of a medical note from a qualified professional or a letter explaining a family issue where Management may consult to refund a portion at their discretion
- If a site holder breaks their SLA for any reason, there will be no money refunded
5. Selling Seasonal Agreement and Site Contents
- You may not rent or sell anything on campground property including your RV or site unless written permission is first obtained from GP Management
- Friends or Family may occupy the RV in the site holders’ absence and must co-ordinate this occupancy with GP Management in advance
6. Transferring a Seasonal Lease Agreement (SLA)
- In no case can a seasonal site holder transfer an SLA without the written permission and acceptance of GP Management
7. Site Occupancy
- GP will allow the site holder to have 1 (one) RV per site as well as an additional shed, guest room outdoor kitchen, deck, etc.. Each site holder must provide a sketch and get approved before beginning any additions to their site
- All construction to your site must have electrical and water sketches approved before starting any construction begins
- RVs that are older than 2014 must be approved by GP before a SLA will be issued
- GP has the right to inspect any building on site at any time
- You will be responsible for removing all structures from your site at your own cost upon termination of your lease at Management discretion
- The trees on the site are there for the site holders benefit and any live trees must have written approval from GP before cutting or removing them. If a tree is dead, please consult Management for removal and then you may use the wood from this dead tree for firewood
- All guests who are visiting must check in at the office upon arrival. Guest parking is available outside the gate in the parking lot. There are no tents allowed on GP property
8. Removing any building from Sites
- If you need to remove your RV or other structures from your site, please do so in the times where there are less people around, such as during the week if possible. If you need to have a machine help you, GP has machines for hire
- You will be responsible for removing all structures from your site at your own cost upon termination of your lease at Management discretion
9. Parking
- The site holder must park all of their vehicles within their site. No parking allowed on side streets. Additional parking is available at the front parking lot
10. Septic Tanks
- Every site has its own 500-gallon or 750-gallon septic tank
- Pumping of the septic tank is the financial responsibility of the resident and the resident must plan with Management to have the tank pumped by the GP septic truck. No other septic pumping company will be allowed onsite unless approved by GP
- It is the responsibility of the resident to make arrangements for pumping during the week as there will be an additional charge of $40 on emergency pumps on Friday, Saturday or Sunday. (Best Practice to follow – when leaving on a Sunday check your septic tank and decide to get pump during the week if needed)
- Please e-transfer money to info@grandpalmsrv.com to be added to the list for the week
- At the end of the season, it is the resident responsibility to have the plastic tank on site 3/4 full so that during the winter it is not forced out of the ground with the freeze and thaw process. If the resident does not follow this, any repairs such as putting the septic tank back into the ground in the spring or otherwise will be done at the site holders’ expense. Concrete tanks may be empty or left max 3/4 full for winter as they do not rise in the Spring if empty like plastic ones do
- Please leave sufficient space for septic employee to drag hose and walk to the tank without interference or there will be an extra charge
11. Noise
- Grand Palms kindly asks that all campers are respectful of Quiet Time 11pm until 8am every day. See #3
- No outdoor speakers or big boom boxes allowed as these can be very disruptive to others
12. Winter Use
- Grand Palms allows RVs to be left on site in the off-season. Site holder may make arrangements with Management to go to their site during this time
13. ATVs or Other Off-Road Vehicles
- Grand Palms allows ATVs and golf carts to be used in the Resort. You are required to follow all the road signs and speed limits. We ask that everyone follow the laws of Manitoba as it pertains to motor vehicles and the road. You must provide ownership and appropriate insurance on your ATVs and golf carts and all off-road vehicles to Management as GP does not accept any liability for them
- You must understand camping association rules regarding off-road vehicles. GP property and roads are considered the same as a highway according to law
- Grand Palms accepts no liability and no coverage for accident on the property. You are subject to follow Manitoba law to ensure anybody from your site on any motorized vehicle is covered on your own policy
- No riding allowed on 1st Street. It is Overnight camping Road with many children walking around
- Registered site owner of ATV or off-road vehicle is responsible for any damage or injury caused anywhere on property
- Please follow the speed limit, no riding in ditches, grass or through trees
- We ask that you wear appropriate head gear, especially young drivers
- After 6pm there is no riding on any residential streets (Roads 1-9) including the overnight sites. You are only able to drive on the three main roads and at the front of the resort
- If your machine is loud and there are complaints, you will be asked to park it if it is disturbing other residents. If you realize your machine is loud then keep your riding in the resort to a minimum, always taking the shortest route out of your site and shortest route in, driving as slow as possible
- Please note children under the age of 14 driving any off-road vehicle are solely your responsibility and liability as Grand Palms assumes no coverage nor liability for any incident pertaining to such a driver. Note riders under 14 cannot legally operate off-road vehicles unless accompanied by an adult (18) or parent
- GP strongly recommends that all site holders attend any safety courses that GP offers. These courses are free of charge
- If GP has warned you about your driving, GP will request proof of current ownership and insurance. If not current or issues persist, GP has the right to take away your privilege of operating an ATV or golf cart at the resort or any other vehicle
14. Site Maintenance
- Each resident is responsible for maintaining a neat and clean appearance of their site, yard and fence
- Tarps over RVs or any building structure on the site is prohibited unless used for storage season or roof repairs
- Please use panels that can be easily removed on your fencing. Management approval required prior to installation
- No open storage is allowed. If personal property is stored under the RV, adequate skirting must be installed
- Management reserves the right to clean sites and assess residents if sites are not maintained, clean and weeded
- Site beautification is encouraged. Management will remove bush trimmings but all other trimmings such as weeds are the responsibility of the resident
- Grand Palms insurance policy does not allow tools or equipment to be loaned from the resort
- Herbicides used to control weeds must be approved by Management prior to application
- Car, ATV, dirt bike, golf cart washing, nor oil changes and car repairs, none of these are allowed on resident site
15. Garbage Collection
- Trash must be taken to the garbage station by the resident and all garbage must be placed in proper garbage bags properly into the bins. Do not put garbage outside the enclosure as this attracts animals
- The blue bin is strictly for plastic bottles and cans until we have this initiative fully operational. Cardboard must be put in the cardboard bin beside the garbage bin
- NO furniture, fridges, stoves, microwaves, or mattresses are to be disposed of – these must be taken to the transfer station
- Always ensure the garbage enclosure doors are closed once you have dropped off your garbage
16. Children and Youth
- At no time should children or youth be left on their own
- At no time is it acceptable for parents to leave the campground without proper adult supervision and Management must be informed of the timelines when the parent will be absent
- Residents are responsible for the care and actions of their children and youth, and/or any children/youth left in their care
- In any common area (pool, splash pad, playground, public bathrooms, sports-plex, volleyball area, and store area) no foul language will be accepted
- Please ask children keep their hands to themselves and do not instigate anything with another child at any time. If children do not follow these guidelines and it continues to be an issue, they will be asked to refrain from using amenities or will be escorted by their parents until issue has been resolved
- Uncontrolled destructive and/or abusive children/youth will not be tolerated by the management and may result in their being banned from the park or possibly a resident termination of SLA
- Curfew for children/youth is 11pm. No loitering or bike riding after 11pm. Children/youth must be at a designated campsite and under adult supervision. Violators of this rule will be returned to their parents or those responsible for their supervision. Frequent violations will not be tolerated and may result in being banned from the resort. All children/youth deserve to have a great experience. We encourage all of them to get along and work things out together.
17. Alcohol and Cannabis Use
- Alcohol and cannabis are permitted on the Resort in accordance with the laws of Manitoba. Children under the age of 18 are not permitted to consume alcohol or cannabis on the resort property
- Drunken, disruptive, and/or disorderly behavior will not be tolerated at any time
18. Smoking
- Smoking is permitted in public areas of the resort property; however Grand Palms is a family resort, and we ask all residents and their guests be respectful when requested by another resident or guest not to smoke in their presence
- Cigarettes need to be disposed of properly; no flicking them anywhere on resort property
- There is no smoking or vaping in the green space, bathrooms, Laundromat, Sports-Plex area, playground, store, especially not in the pool area, nor in any enclosed Grand Palms buildings
19. Entrance Gate
- Will be closed from 11pm until 8am every day
- Only residents and registered guests will be allowed to enter with their vehicles after 11pm
- Visitors will not be allowed onto the resort after 11pm unless prior arrangements have been made with Management
- Please do not honk your horn at the gate as this disturbs other residents
20. Video Surveillance Camera
- We have installed cameras at various locations at Grand Palms – entrance and exit gate, store, playground, as well as other varied locations. These cameras are in place for the protection of our residents and guests and the prevention of theft, vandalism, and/or other crimes
21. Street Safety
- Speed limit throughout the resort is 15KM per hour. Speed limit applies to all vehicles, including off-road vehicles, e-bikes, scooters, etc
- Please register your vehicle license plate with your site number to front office
22. Fireworks and Firecrackers
- Fireworks are not permitted unless there is licenced professional supervision
23. Pets
- Pets are family and are more than welcome
- Dogs must be always on leash and owner is responsible to clean up after their own dog
- Do not leave small bags of dog feces by any site, please throw them in the garbage to prevent wildlife problems
- No pets are allowed in the pool area, playground, or campground buildings
- Barking dogs or those of which complaints are received will be dealt with promptly
- If children are walking the dog, make sure they are in complete control of the dog
- Residents who cannot contain their dogs from disturbing other dogs, or dogs that are deemed to be dangerous to the well-being of other residents will be asked to remove their pets from the resort
24. Commercialism
- Please notify Management of solicitors on property as we are a solicitor-free environment
- Commercial Sales Representatives are not permitted to set up public demonstrations unless Management has approved
- Any sales table must be approved by Management and set up at front of resort not in campground
- Campground community garage sales may take place outside the gates at the front of property by stage open to public
- If you are advertising to sell a product potential buyer from outside the resort, please transact outside resort gate
- Residents may advertise items for sale on our resort bulletin board provided for this purpose
- Any Vendor making a delivery or offering a service must be escorted from the highway to your site and back again
25. Laundry
- Please observe all specifically posted instructions for operating laundry equipment and facility care
- Promptly remove your laundry so others may use the equipment. Leaving laundry unattended is at your own risk of loss or damage
- Please do not dry shoes, sandals, or clothing with heavy or sharp objects in the dryers. Also do not put anything with sand directly in the dryers without shaking the sand out
26. Amenities/Facilities
- Please remember that all amenities are on a seasonal, weather dependent schedule
- The store may not have set hours as there are limited customers but if there is anything that you need arrangements can be made to make purchases
- Extended store hours on Friday and Saturday
- We reserve the right to close any facility due to weather conditions or for Health and Safety reasons without prior notice
27. Firewood and Fire Pits
- All fires must be controlled and constructed in fire pits which have been provided for that purpose
- No debris is to be burned in fire pits, only firewood may be burned
- Fires are not to be left unattended at any time at your campsite
- All firewood must be purchased from Grand Palms Resort
28. Pool and Splashpad
- Pool rules must be followed to ensure safety for everybody (posted at pool)
- Pool and Splash Pad reserved for campers only, please be courteous as pool operates on first come first serve basis
- No pool toys allowed in the pool, no noodles, only floating devices for the small children learning to swim
- Please do not touch any resort tools such as pool cleaners, hoses, heat controls, etc
29. Miscellaneous
- Residents may use only designated electrical outlets at the pedestals at their rented site. Outlets located in other areas of the resort are not for public use
- Littering is strictly prohibited anywhere at GP resort or fines may be implemented. This includes cigarette butts as they must be put in proper receptacles
- Vandalism of any campground property will not be tolerated. This includes any type of damage to picnic tables or any structures, buildings, septic tanks, pedestals including graffiti. No public urination allowed
- No permanent footings or large trees may be added to the site. Damage to the water supply, electrical supply or to the septic tank by digging or driving over them is the responsibility of the seasonal tenant to repair. There might be charges due to damages
- GP reserves the right to host private events
- Please have a welcoming and inclusive attitude with others. Ask your children for the same, as we have a no bullying policy toward other children
- Please follow Sports Plex Rules to ensure safety for everybody
- Dogs cannot be in any of the Greenspace (Sportsplex, Play Structure, Pool Area) as there are people with allergies, etc
- Please speak with Management if you see ongoing behaviour that you believe is not aligned with a family-oriented resort
- All approved transfers subject to $100 administration fee
- All charges at GP are subject to GST
- Please notify Management if you never want any photos of you or your family posted anywhere online or for advertising purposes promoting GP
30. POOL RULES
- No Lifeguard on duty, swim at your own risk
- Children under the age of 12 shall not be in the pool or pool deck without an adult (older siblings are not acceptable)
- No person infected with a communicable disease or having open sores on his or her body shall enter the pool
- No pool noodles or floating devices and toys in pool or on deck
- No animals in pool or on deck
- No food or glassware in pool or on deck
- No diving or running in pool area
- No boisterous or rough play in pool or on deck
- No tossing balls (football) anywhere in pool or in pool area
- No peeing in the pool
- No drinks in the pool
- Do not sit, stand, or swing on the pool rope in any way – it is not meant to be a toy
Assumption of Risk
Be aware that the recreational facilities, pools, playground, splash pad, bike riding, ATVs and any other activities added, involve many inherent risks, including but not limited to changing weather conditions, equipment failure, collision with objects or people and failure to use facilities in a safe and prudent manner, within one’s abilities, may cause injury or death. All residents and/or guests using Grand Palms resort facilities do so at their own risk.
Infraction of Terms and Conditions will be brought to your attention by management as part of their duty and obligation to other residents. Disregard for rules, management, staff, or others will result in termination of the seasonal agreement.
Please read the Terms and Conditions carefully.
Note: Any Online Contract Application may be terminated prior to camping dates by Management discretion if deemed that any terms and conditions are not being met
My signature indicates that I have read and understand and fully agree with all Terms and Conditions listed in this agreement. I understand I am responsible for all of the people listed on my Seasonal Agreement and all of the guests who come to visit our site.
